“We are pleased to report strong second quarter results and to again raise our guidance for 2006. Tenant sales in our regional mall and
Premium Outlet portfolios continue to be robust, tenant demand for our space remains strong, and we anticipate that our regional mall
occupancy will be consistent with 2005 levels by year-end. Our balance sheet is as strong as it’s ever been with 41% leverage, 2.6 times
interest coverage and floating rate debt comprising only 11% of total debt. Our development pipeline also proceeds on schedule, and we
look forward to the openings of Coconut Point in Estero/Bonita Springs, Florida; Rio Grande Premium Outlets in Mercedes, Texas; RGV Texas  and The
